Bookings are subject to the following terms and conditions as agreed to at the time of booking.
The Booking
● A contract between you (the renter) and us (the owners) will come into existence when we receive payment and accept your booking by issuing a confirmation email of booking for the holiday dates requested. The contract binds you & all the members of your party to these terms and conditions. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
● A non-refundable deposit of 50% of the holiday price is payable at the time of booking. Bookings made less than two calendar months before your arrival date must be accompanied by the full amount of the holiday charge and a £100 refundable damage deposit.
● The balance must be paid so as to arrive no later than two calendar months before the commencement of your holiday. Should following a reminder the balance be not received by the due date then your holiday will be treated as a cancellation and you will remain liable to pay the balance of the rental.
● All cancellations must be immediately notified by an email, which we confirm receipt of. If you cancel your holiday more than two calendar months before it is due to start then your deposit will be forfeit. If you cancel less than two calendar months prior to the holiday then the full balance remains due and is not refundable.
● We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
● Your booking will not be cancelled by the owners except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
Damage Deposit
● A damage deposit of £100 is payable two calendar months prior to your stay, alongside any balance due.
● In making a booking, you accept responsibility for any theft, breakage or damage caused by you or any
member of your party and agree to indemnify us in full for any loss that we may incur as a result.
● The damage deposit of £100 will be returned within 14 days of the end of your holiday, less the cost of any
damage/breakages.
● Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them.
In the event that you notice damage in the property, please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday, and you may be charged for any loss or damage found.
Terms of your stay
● The number of persons using the accommodation at any time must not exceed eight (inclusive of children), and only those people listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
● Bookings cannot be accepted from persons under eighteen years of age.
● Children under 18 must be supervised by their parents/guardians at all times.
● We (the owners) reserve the right to refuse a booking without giving any reason.
● We or our representative reserve the right to enter the property at any time to undertake essential
maintenance or for inspection purposes.
● Tenancies commence at 4PM on the check-in date unless otherwise agreed and guests are required to vacate the
property by 11AM on the day of departure. This allows the property to be thoroughly cleaned and prepared for
incoming guests.
● We shall endeavour to make a number of staple items available to you in the property such as washing up
liquid, salt and pepper, tea, coffee, sugar etc. We do so on the basis that renters shall replace what they use in order for the next guest to enjoy the same immediate availability of everyday essentials. We would appreciate your co-operation in this so everyone can continue to enjoy this arrangement.
● Prior to departure, please ensure that you empty the bins into the grey bin at the front of the property and leave the kitchen as you found it on arrival.
● Smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. Pets are only allowed by prior agreement. Any damage or extra cleaning caused by pets or smoking will be at your expense.
● Please ensure you lock the doors and close the windows when you leave the property unoccupied and leave the key in the key safe after checking out.
● We reserve the right to make a charge to cover additional cleaning costs if you leave the property in an unacceptable condition.
● In the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
● You must under no circumstances re-let or sublet the property, even free of charge.
● Electric heating is available in the property and is pre-programmed to be higher in the morning and evening for your comfort. Instructions will be provided on how to boost this when required, but you must not overwrite any programmes or leave the heating on high throughout your stay, as this would incur significant costs. Please use the open fires available as a primary source of heat where possible.
● We will allow up to £100 per week in electricity costs for your stay, which is plentiful under reasonable use. Should you go above this then the additional cost will be passed onto you. Please be responsible with the use of electric heaters due to their high energy usage and use the log fire in the kitchen as the primary heat source in that room.
● An internet connection is available (at no extra cost) subject to technical availability.
● A telephone is not available at the property, a payphone is normally available 100 yds away at the end of the road.
● The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the property.
● All inventory must remain in the property as it was upon arrival and not be taken to another property.
● We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking may impair the enjoyment, comfort or health of others.
● Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us and we will endeavour to put matters right.
● We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
● This property is privately owned and is our home. We hope all guests enjoy the facilities and treat the property with the same respect that they would their own home.
Complaints Policy
● Should the property not meet your expectations, please contact us within 24 hours of arrival to make us aware of any issues you encounter. Ideally, please notify us upon arrival so we can quickly rectify any issues for you.
● To help us understand the problem, please provide photographic or video evidence where possible.
● Complaints should be made in writing via email or through the booking site. We will aim to respond and provide a resolution within 24 hours, but some investigations may take up to 7 days.
● You agree to allow us or our designated tradespeople and cleaners access to the property at a reasonable time to inspect or rectify reported issues.
● Partial refunds/goodwill payments are made at our discretion should we be unable to resolve any reported issues.
● Any complaint not reported during your stay will not normally be considered for compensation, as we were not given the chance to fix it. Formal written complaints after departure must be submitted within 7 days.
● We have a zero-tolerance policy towards "review extortion." Threatening a negative review to gain a financial refund is a breach of our terms and will be reported to the relevant booking platform.
Privacy Policy
● We take the minimum amount of information from you required to complete your booking.
● Your information shall be stored at a secure data centre and will be only be used for purposes commensurate
to your stay with us.
● We may send you special offers by email only from time to time with your permission.
● Your information will not be shared with any third parties.
● You may request that we delete your information from our records at any time.
Licence to use this website
You may:
view pages from our website in a web browser;
download pages from our website for caching in a web browser;
print pages from our website; and
use our website services by means of a web browser,
subject to the other provisions of these terms and conditions.
Except as expressly permitted by Section 3.1 or the other provisions of these terms and conditions, you must not download any material from our website or save any such material to your computer.
You may only use our website for your own personal and business purposes, and you must not use our website for any other purposes.
Except as expressly permitted by these terms and conditions, you must not edit or otherwise modify any material on our website.
Unless you own or control the relevant rights in the material, you must not:
(a) republish material from our website (including republication on another website);
(b) sell, rent or sub-license material from our website;
(c) show any material from our website in public;
(d) exploit material from our website for a commercial purpose; or
(e) redistribute material from our website.
Notwithstanding Section 3.5, you may redistribute our blog posts in print and electronic form to any person.
We reserve the right to restrict access to areas of our website, or indeed our whole website, at our discretion; you must not circumvent or bypass, or attempt to circumvent or bypass, any access restriction measures on our website.
Acceptable use
You must not:
(a) use our website in any way or take any action that causes, or may cause, damage to the website or impairment of the performance, availability or accessibility of the website;
